GLOUCESTER CITY, NJ (CNBNewsnet)(September 13, 2022)--Throughout the next several weeks, officials in Gloucester City will meet with several builders. One wishes to develop the former Gloucester Catholic Boys building into apartments. Developer number two is interested in the Southport acreage that is, for the most part, has been nothing but a barren plot of ground for over 30 plus years.

The historic Saint Mary's High School, aka the Gloucester Catholic Boys Annex, Monmouth, and Burlington Streets, opened in the late 1920s. A developer is seeking permission to turn the property into 15 apartments. There are 4,663 residences in the City. According to research by CNBNews, 2,987 are rental homes/apartments, or 64 percent. In other words, there are more rental properties in Gloucester City than homeowners. 

 

The developer of the former school building is One South Burlington LLC,  a New Jersey Domestic Limited-Liability Company that filed with the state on March 6, 2022. The company's filing status is Active; its File Number is 450779245. The Registered Agent on file for this company is Joseph Romano, located at 16 Mt. Bethel Road, #147, Warren, NJ 07059. The company's mailing address is 16 Mt. Bethel Road, #147, Warren, NJ 07059.

 

Representing One South Burlington LLC is Gloucester City attorney Charles W. Wiggington. He his the municipal public defender for the City of Gloucester City. He is the public defender for seven other communities; and the conflict municipal public defender for four communities. 

 

One South Burlington LLC will appear before the Planning Board on Wednesday, September 21 at 7:30 PM in council chambers at the Police Administration Building, 313 Monmouth Street. 

 

The developer is seeking permission to renovate the former school into 15-unit apartments (efficiency and one bedroom.  

According to the research, CNBNEWS is gathering for another article there are presently 4,663 housing units in the City of Gloucester City as of August 30, 2022. Of that number, 2,987 are rental homes/apartments, or 64 percent of the 4,663 residences in the city.

 

That historic building also housed St. Mary's High School in the 1920s and 1930s.  

 

In 2017, the former property owner of Saint Mary's Parish sold it to WEBO, LLC, for $450,000. The principals of that business are Rich Lauletta and Paul Margaritis. "WEBO is our best acronym for West of Broadway, which is our area of focus in Gloucester City," said Lauletta in 2017. Their office is located in Philadelphia. 

 

According to an advertised legal notice, the mayor and council are holding special meetings on Monday, September 19, and Monday, September 26 at 6 PM at the Police Administration Building, 313 Monmouth Streets. The sessions will be conducted in council chambers. The other meetings involve the Southport region, an abandoned industrial track. The topic at both; is Southport Redevelopment Proposals.  No action will be taken.
