TRENTON, NJ (AUGUST 20, 2018)--NJ Advance Media for NJ.com released an article today naming the 30 towns in the State of New Jersey with the highest tax rate. There are 565 municipalities in the state of New Jersey.
So which towns actually slam their residents hardest when it comes to property taxes?
The best way to compare is to use something called the equalized tax rate. That's not the tax rate you'll see on your tax bill, but if you are searching for the towns with the best rates, it's the one to use according to NJ Advance Media.
Property taxes are figured by the rate towns charge and how much the town says your house is worth, something called the assessed value.
Some towns assess the value of homes at about 100 percent of what they'll sell for on the market. Others, however, assess homes at a much lower value because decades have passed since their last revaluation.
Some of the South Jersey communities named include:
- Number 26. WESTVILLE-Equalized tax rate in Westville in Gloucester County was 4.136 in 2017
Average equalized tax rate in Gloucester County: 3.208.

Average property tax bill: $5,592
- Number 23: GLOUCESTER CITY-Equalized tax rate in Gloucester City, Camden County was 4.179 in 2017
Average equalized tax rate in Camden County: 3.523
Tax rate on homeowners' bills: 4.231
Average property tax bill: $4,552

- Number 18. MOUNT EPHRAIM-Equalized tax rate in Mount Ephraim Borough, Camden County, was 4.390.
